Commercial Real Estate Roadblocks

In the valuable commercial real estate market, illiquidity has long been a roadblock to efficient investment.

With no way to effectively monetize real estate investments and an inability to obtain a loan for more than 65% of property value, owners have no choice but to maintain up to 40% of unusable equity until the property is sold.

Beyond the illiquidity issue, large investors also make it difficult for smaller investors to get involved by consuming significant deal flow.  Globally, smaller private buyers represent $3-4 trillion in buying power, but miss out on deal participation due to backroom deals and a lack of transparency. This limited information results in increased costs.

Lastly, there’s the length of time element. Acquisition takes months and exits can take 5-7 years.

RedSwan gives property owners the ability to tokenize their ownership and raise capital up to 100% of equity value selling to our worldwide network of private investors. The RedSwan marketplace expands the reach of global private investors. It also enables liquidity by providing a private ATS solely for CRE, making the purchase and sale of fracture shares quick and efficient.

RedSwan Revenue Streams

RedSwan has signed engagements for $1.7 billion of new business, with a goal of $2.5 billion by December 31, 2019. We earn revenue through:

RedSwan collects revenue on all tokens issued for capital raised.
We expect to earn $22 million from the initial $600 million in token sales.

We also collect engagement fees ranging from $30,000 to $100,000 for each property onboarded, as well as a trading fees on secondary trades through our Broker Dealer platform.

Ed Nwokedi
FOUNDER AND CEO
RedSwan is the fourth startup for serial entrepreneur Ed Nwokedi. He has more than 17 years of experience in commercial real estate and capital markets and a record of funding success with $95 million raised previously. Nwokedi has personally closed more than $3 billion of CRE transactions.

Roy Malkin
PRESIDENT AND COO
A former Disney executive, Roy Malkin is an expert in blockchain and real estate technology. Two of his previous real estate companies raised $60 million in funding. He also held executive positions with Open Media Group, Liberty Media, Credit Suisse and Bank of America.

Don Oparah
HEAD OF TECHNOLOGY
Don Oparah earned a Ph.D. in IT from the University of Cambridge. He has been involved in the launch of more than 20 startups, with several acquired by Fortune 500 companies. He excels in blockchain and technology solutions.
