Quick Pitch

Vision Statement
Create a fashion home decor and renovation 'destination location' for boutique businesses to showcase their product.

Mission Statement
Our Mission is to honor an old historic warehouse returning it to use as a beautiful, welcoming, retail storefront that will create a unique solution for small businesses to come together in one 'open air' environment and provide a enjoyable and educational shopping experience for our community.

The Company
Iron Gate intends to create a 'Destination Location' for design retail space that will be leased to small 'boutique' type of businesses, in an open air type of mall (similar to antique malls). The warehouse will be remodeled and redesigned, maintaining the warehouse feel, but adding bling, beauty and comfort to form a space that will encourage creativity and allure for our customers and business owners alike.

Product/Service Details

The Product
Our plan is to create a space that will be easily leased to small business owners who want a unique and beautiful environment to sell their goods from, while also enabling them to collaborate with other businesses that compliment theirs.  We will also be providing staff support for our business owners.  Iron Gate Design (operated by Doreena Ford) will the anchor retailer and will be maintaining a central sales center during business hours that can be utilized by any leasing member of Iron Gate Design Center in the warehouse.

Future Products
Phase III and IV include an expansion and remodel of a warehouse building extending north from the main brick warehouse, as well as improvements to the parking lot east of the building and exterior building improvements.  A renter (ReBath) has contractually committed to a 10 year rental plan of the space.    Parking spaces in the improved parking lot will be rented out to the successful restaurant across the street from the warehouse as well.

Traction & Accomplishments

Iron Gate Design Center has aquired the warehouse and real estate, as well as an additional lot for parking and expansion.  Renovations have begun in the building, including updates to electrical, plumbing and heating, as well as demo and rough in work on the main floor.  There are also storage rental clientele currently in the basement of the building.

How We're Different

The Target Market
The warehouse, to be named The Iron Gate Design Center, will house shops specializing in fashion home decor, remodeling, flooring, wall coverings, garden and more, and will target smaller retailers, or satellite shops of larger retailers. The Design Center will be an open air concept with each shop having their own space, but within the same building and with combined resources and support staff available to those who would benefit from it.  Iron Gate will be in the rental business, but will ensure success by providing service and by partnering with other like businesses to create a 'One Stop' type of shop for our community.   The Iron Gate Design Center will be a 'Destination Location' created for those who are looking to find treasures and guidance in the market to remodel or decorate their homes, with expertise advise from experienced, on site construction management personnel and/or interior designers.  Design, home decor and remodeling experts all in one location!  The customers will have choice and be advised by several experts in the field, and those companies that specialize in remodeling and design will have support and resources available from other creative ‘like’ minded businesses.

Location Analysis
The warehouse located at 750 Utah Ave, a major street leading to beautiful Historic Uptown Butte.  Across the street to the south is a very popular and successful restaurant, Casagranda's Steak House,  and to the west is Steele's Furniture Warehouse, another long standing successful Butte / Deerlodge business .  On the east side of the building is a large parking lot and area suitable for receiving goods from large trucks, loading and unloading deliveries, etc.

Established Customers
Our established customer base includes renters ReBath and Iron Gate Design Center as well as several storage space renters who store their personal belongings in the basement storage area. We have discussed this concept with local designers, remodelers, flippers, flooring and lighting companies who have received the idea favorable.

Pricing
Rent would be approximately $2.50 (and up depending on location in the building) a square foot.  This would be an all inclusive price; utilities included.

Team

Doreena Ford - President

Doreena began a career in fashion apparel early at the age of 14, where she worked full time after school and on weekends in a clothing store. By the age of 17, she was starting college and managing for a small, family owned apparel store. Before college graduation, she had become the store manager and lead buyer, as well as assisting in the expansion of the business from one store location to three, all including Men's and Ladies Apparel and Footwear, as well as expanding the retail selection to include Hallmark and Gifts. Doreena was soon hired by Fred Meyer as a lead buyer (Purchasing Agent), later expanding her career as a buyer at Nordstrom's, and then returning to Fred Meyer in Store Management. After Shane, whom she had meet, married and started a family with, was 'Head-hunted' and hired by Wal-Mart, Doreena decided to make the switch to Wal-Mart as well. During her employment at Wal-Mart she devised and helped to implement a Comp Shopping program that is still in use 24 years later at the retail giant. Moving on from Wal-Mart, Doreena managed and bought for a small Home Decor Boutique where she also expanded the business to include Interior Design, winning competitions and accolades for her design ability. Doreena and Shane are now partners in business as well as life.

Joshua Ford - Vice President

Joshua has been working with his family in business from the age of 14. He began working in the grocery business doing outside yard work, customer service and other odd jobs, learning to complete all the necessary jobs that kept the business running smoothly. He quickly learned the ordering process, inventory management and stocking, as well as cashiering. It was obvious from very early on that he had a knack for management of all kinds. Joshua was a leader among the employees, and completed his work with little supervision. While attending college at the University of Montana, Joshua began designing and selling remodel projects for ReBath. He currently runs the design team and has successfully sold remodel projects in excess of $650,000 yearly for the last 3 years.

Shane Ford - Sec/Treasuer

Shane Ford began his career in retail at the age of 16 for Fred Meyer's in Portland, Oregon. Shane was responsible for finding and returning shopping carts that had been removed from a downtown location of Fred Meyer's. This often included entering 'bum camps' under bridges in downtown Portland to recover company assets (shopping carts). From these humble beginnings, to becoming a Store Director both at Fred Meyers and later at Wal-Mart, where he was consistently recognized as a Top Performer - in the top 20% for profitability and service within the company - Shane has performed every job in between in his retail career. While quickly moving up through the ranks and learning to be an expert retailer, Shane also completed his college career in Management. He now owns and operates his own construction business.
